sale process for you, ensuring everything is completed as quickly and efficiently as possible.
The Bliss Real Estate Group’s 4 Phase Home Selling Program will ensure that every detail is taken care of from start to finish.

Phase I – Pre Listing

Review your needs and goals.

Review most current sales activity (CMA) and together decide on sales price.

Price your home strategically to be competitive with the current market and current price trends.

Review timing for ideal & Closing date and discuss concurrent close if needed.

Review costs to sell your home.

Determine if any personal property items are included in price .

Review any other special requirements of sale.

Sign Listing Contract paperwork.

Complete all seller disclosure forms.

Schedule dates for listing & virtual tour photos, first day on market, and placement of lawn sign/brochure box/lockbox

Discuss Broker entry & showing requirements.

Review special features of your home and your community for marketing materials.

Conduct a thorough evaluation of your home and provide valuable input for staging your home to showcase features that buyers are most interested in: uncluttered rooms and closets, fresh paint and pleasing drive-up appeal.

Provide you a list of reliable contractors to assist with improving areas of your home if necessary.

Draft “Just Listed” neighborhood postcards and prepare for mailing. Place order with printer.

Design / prepare Broker and public Flyers. Place order with printer.

Pre-market home to Keller Williams agents other brokers and BRG database.

If needed, call HOA for any upcoming assessments, litigation., current dues amount / projected increases / what do they currently cover. Review CC & Rs /minutes, if available.
Phase II – Marketing

Implement customized internet marketing plan and targeted marketing plan specifically for your home and your neighborhood

Write and place online & print ads

Place for sale signage, complete with property flyers that are accessible to drive-by prospects.

Place custom rider on sign with special 1-800# for your home.

Record customized message for your home for buyers calling your 1-800#.

Submit listing to Multiple Listing Service within 24 hours of signed listing contract.

Submit multiple photos, virtual tour and detailed description on REALTOR.com and other key websites such as Zillow, Craigslist, Trulia, Homes.com, Facebook, Twitter, Keller Williams, BRG website, and many more.

Input virtual tour. Link the virtual tour to as many websites as possible.

Distribute Just Listed marketing to neighbors, encouraging them to tell their family and friends about your home.

Telemarket in your neighborhood for potential buyers

Contact my own list of potential buyers that I know would be interested in your home.\

Phase III - Communication

Follow up with all sign calls and 1-800# inquiries.

Follow-up with all sales agents that have shown the home for response/feedback.

Follow up with all internet leads.

Direct market to BRG database of buyers.

Contact all potential buyers with details of listing.

Arrange showings for other agents and qualified buyers.

Communicate to you all activity, showings, and interest in your home.

Centralized Showing Service – all showing calls to one central source that you can access online with separate password. You can make changes directly to change showing times, instructions for Agents, etc.

Communicate to you all local area market activity and discuss pricing, marketing and showing strategies.

Present & review all offers with you.
Phase IV - Contract to Close

Provide disclosures to Selling Agent.

Present the offer to you in person

Evaluate the buyer’s qualifications

Explain your options and prepare a counter offer if necessary

Negotiation and acceptance of an offer with best price, terms and conditions.

Schedule closing with attorney’s office and communicate to all parties.

Draft calendar of milestone dates. Monitor transaction daily and follow-up on necessary action items.

Follow-up with Selling Agent/Banker – re: Buyer financing.

Order any and all reports contractually required and ensure timely delivery to you and Selling Agent/Buyer.

Follow-up with Attorney’s office and ensure delivery of all necessary documents.

Closely monitor contingent contractual items to ensure compliance. Follow-up on time sensitive matters promptly.

Negotiate Buyer Request for Repairs and follow-up on possible items.

Manage all administrative details.

Ensure a timely closing and distribution of Seller funds.
